What to Do When a Pipe Bursts in a North York Home
GTA Plumber Match · Updated October 2026
Burst pipes in North York usually show up the morning after the first hard freeze. The house is quiet, someone goes downstairs, and the carpet squelches. Here's what to do in the first ten minutes.
1. Shut off the water
In most 1950s and 60s bungalows in Don Mills, Bathurst Manor and Lawrence Manor, the main valve is on the front basement wall, where the water line comes in from the street, close to the meter. In finished basements it's often behind a small access panel or inside a closet. Turn it clockwise until it stops. In a Willowdale condo, look for the shut-off for your unit near the water heater or in the laundry closet, and tell building management.

2. Drain the lines
Open the lowest tap in the house, usually the laundry sink, and a tap upstairs. That empties the pipes so less water comes out of the break.

3. Protect power and belongings
If water is near outlets, the electrical panel or the furnace, stay out of the water. Move boxes, rugs and electronics to higher ground.
4. Take photos before cleanup
Photograph the pipe, the wet areas and anything damaged. Your insurer will ask for them.
5. Find where it broke
Side-splits in York Mills and Don Mills often have pipes in the crawl space or over the garage. In bungalows, check pipes along the outside walls and near the hose bib. A small bulge or split line in copper is the usual sign.
