Water Heater Leaking in North York? Here's What It Means
GTA Plumber Match · Updated October 2026
A puddle beside the water heater is common in North York basements, where a lot of tanks are 10 to 15 years old. Where the water comes from tells you most of what you need to know.

Leaking from the top
Usually a loose fitting on the cold or hot line, or a worn shut-off valve. Often repairable.

Dripping from the side valve
That's the temperature and pressure relief valve. A small drip can mean too much pressure or a worn valve. Don't plug it. It's a safety device.

Leaking from the bottom
If water is coming from the tank itself, the tank has rusted through. It needs replacing.
What to do now
- Turn off the cold water valve on top of the tank.
- For gas, turn the control to "off" or "vacation". For electric, switch off the breaker.
- Check for a rental sticker. If it's rented, call the rental company.
- Put towels down and move anything stored near the tank.
If you own the tank, text us a photo of the label and your postal code (Willowdale, Don Mills, Bathurst Manor and the rest of North York). We'll match you with a licensed plumber who gives an upfront flat price on repair or replacement.
